At the end of May, we launched our Industrial & Logistics research paper – "Outside the Box: Supporting an Industrial Evolution".  For anyone who missed the news, the paper was launched with a fascinating panel discussion led by Magnus Hassett and Victoria Towers from Forsters with guests Ben Coles from Wrenbridge and Mark Bowden from Caisson iO.

My key takeaways:

  • It’s the age-old adage: Location, Location, Location. There is an important relationship between the location of industrial sites and access to the labour market and transport. Co-location - there has to be a perception shift in society so that people appreciate industrial can live successfully alongside residential - for jobs and goods! If you want packages fast you need it nearby.

  • Support for the Industrial Evolution - Solar and PV panels are becoming more of a feature in developments with either a percentage of roof space allocated for panels or a right to install later. EVCPs are a standard feature in many developments but the main issue is the ability of the national grid to meet future demand.

  • ESG - huge focus for the market, developers are expected to produce trophy assets with good environmental credentials. Data capture is key and so collaboration between the parties is essential!

  • Power! Lots of occupiers across country need more power - it’s higher on their agenda and some will be transient location wise to secure this: you have to reserve as much power as possible on speculative scheme. The big push to electrification of our machinery means our sites and buildings are more power hungry than before. The infrastructure needs development to support the huge electric charging requirement coming through! Battery storage will need to develop quickly!
