"BrainBox has estimated that about 45% of commercial buildings’ energy consumption comes from HVAC, of which 35% is wasted".

It is a startling statistic and a reminder that whilst a building may be capable of high level energy performance, actual use may differ. As a reminder, the government has consulted on proposals for a "next generation EPC", with a performance based rating system for large commercial buildings based on Nabers. We await the outcome. 

In the meantime, the Landsec/ BrainBox AI collaboration (as described in this Placetech article) is an excellent example of how technology has the potential to drive reductions in operational carbon emissions from real estate. As building owners and their occupiers aim for ever more ambitious targets, advanced technology tools such as this are surely set to become ever more intrinsic to that approach? And perhaps we will start to see owner/ occupier targets embedded within commercial leases?
