It was only a matter of time... We now have a consultation from BEIS on rating actual energy use and carbon emissions in large commercial buildings. As the consultation identifies, a high EPC score is no guarantee that a building will use less energy and emit less carbon. It all depends on actual use. It now looks like we will have the metrics that are needed (based on Nabers, which has delivered energy reductions in Australia of 34% over 10 years). As Sarah Ratcliffe suggests, a potential "game changer" that is set to impact on all in the industry, from the drafting of "green" leases to the valuation of buildings.
