I have recently seen several transactions reach an impasse where lenders are returning a zero valuation on a proposed acquisition by a client pending issue of a satisfactory EWS1 Certificate for a building, or buyers wavering whilst the lack of any proper resolution to the problem continues. The proposed additional measures provide little comfort where the issues relate to fire safety matters or external wall systems other than those concerning ACMs and again no comfort where the building is not more than 18 storeys tall.
